1. What exactly is a transaction coordinator (TC)? A transaction coordinator manages all of the paperwork, deadlines and communication between different parties of a real estate transaction (Agents, Buyers/Sellers, Title and Lender) in order to ensure a successful closing.
TC’s help agents remain in full compliance with their brokerage and state laws regarding documents and procedures. They track all contract deadlines, monitor the status of loans, track inspections/repairs, survey, appraisal and keep everyone informed and updated. A TC works alongside you through the life of your transaction, serving as your dedicated support partner who is committed to the timely and satisfactory completion of each transaction as you are.
2. How does a TC help a real estate agent? A TC frees up your time by handling the time-consuming tasks like contract management, compliance, and coordinating with clients, lenders, and title companies. This allows you to focus on growing your business, tend to client relationships and close more deals.
3. How much are your services?
Our service pricing vary depending on what you would like. We have an extensive menu of services that range from creating listings and paperwork to handling contracts to close. We also offer hourly rates and are proud to say that we now offer agent marketing! Contact us for more details on the best services to suit your business.
3. What specific tasks does a TC handle? A TC typically manages contracts, schedules inspections, tracks deadlines, submits documents for compliance, coordinates with all parties in the transaction, and ensures everything stays on track for a successful closing.
4. Why should I hire an independent Transaction Coordinator instead of an in-house TC or assistant?
Hiring an independent TC offers flexibility and peace of mind that an in-house TC or assistant often can’t match. With my services, you eliminate the risk and expense of hiring a permanent employee—no payroll, benefits, or overhead costs to worry about, especially during slower months.
You only pay for services when your deal closes, so it’s a win-win. Plus, as a licensed and highly experienced real estate professional, I bring extensive knowledge and expertise to every file—ready to hit the ground running without any training required. Unlike in-house staff, you won’t have to worry about turnover disrupting your business. I’m here for the long haul to ensure your transactions are handled seamlessly from start to finish.
5. How is working with a licensed TC different? A licensed TC can assist with additional tasks, such as writing contracts, creating addenda and making updates to paperwork, giving you a greater range of support. This ensures compliance and saves even more time for you.
6. Do I still have to pay if the transaction cancels?
We only charge a $100 non-refundable fee. We only get paid a full fee when the transaction closes. Even though we will have lost valuable time working on that transaction that we can not get back, so have you - we are in this together!
7. How will I be kept up to date with what is going on in my transaction?
We keep you copied on any and all correspondence. If you have a preffered communication style, we can discuss during our consultation call. You’ll always receive regular updates on the progress of your transactions, including upcoming deadlines and any outstanding requirements. Rest assured, you’ll always know exactly what’s happening with your files.
